Southern California has a multitude of obsolete buildings that are no longer able to meet the evolving urban fabric of the cities. We look to reposition buildings and properties that are not fulfilling their highest and best use. We seek to isolate assets with great locations and positioning in each sub-market. Typically, we seek to utilize the “four walls” and work within the existing buildings. Oftentimes that includes a complete renovation of the exterior, interior and infrastructure of buildings. Many of the buildings we consider sit in the middle of energized neighborhoods that are undergoing a reprogramming of its uses—from industrial to residential, retail, cultural and commercial uses.
We focus on building new buildings and creating campuses and communities within the urban environment. We work to ensure a seamless and logical addition to the environment, neighboring buildings and municipality. With a focus on in-fill neighborhoods and transportation corridors, our new construction is typically mixed-use with a combination of retail, commercial, production and multi-family uses.
